Good News and Bad News: The Developers are moving in the right direction but want to save the entire building - - yet!
The Good News: The owner/developers are listening to the community's desire to Save the Derby. Richard Gable and representatives from Adler Realty said they would go back to the drawing board and come up with new plans to "Save the Derby" and they did. Sort of.
The Bad News: The developers recently proposed a new "70% solution." They are willing to save 70% of the Derby. But, this means destroying 30% of the building and chopping off the entire back room!

The southwest corner of Los Feliz Blvd. and Hillhurst, extending to Avocado St., has a new owner/developer: Richard Gable of Hillhurst/Los Feliz LLC (a subsidiary of Adler Reality Investments Inc.).
In June of 2004, Adler purchased the property which is comprised of five separate lots. They want to develop all five lots together, even though the historic Derby sits on one of them. As shown in the developer's most recent skeches, they want to bulldoze the Derby and surrounding fir trees to put up a huge five-story 80-unit condominium complex (complete with retail space) in a mixed use project they call "Hillhurst Square."

The Bad News: As reflected in these sketches, the Project entails:
- demolition of the historic Derby/Louise?s building at 4500 Los Feliz Blvd.
- 80 condo units rising fifty feet from sidewalk
- 40,000 sq ft. supermarket
- 7,441 sq ft retail Space
- 390 parking Spaces
The Good News: The public has a chance to be heard on this important issue. In order to get the permits and variances they need for this project, Adler must present their plans and requests to various city agencies for review. Among other things, this will trigger "entitlement" processes by which the City decides whether Adler should get what it wants.

After the Town Hall Meeting and the neighborhood council's subsequent vote to oppose the development, Rick Gable on behalf of Adler Realty said they would go back to the "drawing board." He said the would come up with another set of plans and might have new drawings as early as January or February 2006. We will see what they come up with. In the meantime, we need to keep the pressure on and continue our efforts to Save the Derby. .
